Restricting to the same homes changes the volume story only slightly, 1.9x instead of 2.1x, but it sharpens the rate story: August, which read up 2% with the new homes included, reads down 3.6% on the same homes, so no summer month's rate gain survives the same-store cut except the shoulder months. July still carries the trade: 3.6 times the nights at 28.2% less per night, and 35.8% less on identical calendar nights sold by this date both years. The larger early book is real, and it is being bought almost entirely with July's rate.
